  1. You have sediment in your hot water heater. Hard water with high levels of minerals such as calcium can cause your hot water heater to run inefficiently. This happens when those minerals and / or other debris fall to the bottom of your water heater tank, which is typically where the burner is located. You’ll experience warm water, but it won’t be able to heat it properly. The tank needs to be drained. If this is the cause, you need to install a water softener as well to prevent it from recurring.
  2. Your water heater has outlived its expected lifespan. The average water heater lasts 8 to 12 years. While yours may last up to 30, that’s not likely. If you have an older tank, this is likely the cause.
  3. A part needs to be replaced on your hot water heater. Parts such as the internal heating element can fail and need replacement. Electric water heaters have two internal elements, and if you have lukewarm water consistently, it’s likely an issue with the upper heating element. If your water gets hot but the hot water doesn’t last long, it’s likely the lower heating element.
  4. There is a natural gas leak in your gas water heater.
